One of the first questions homeowners ask is how long they will be living in a construction zone. The short answer: most residential roof replacements take 1 to 3 days. Here is what drives that number up or down.
What Makes It Take Longer
- Roof size and complexity. A simple ranch roof goes fast. Multiple valleys, dormers, skylights, and steep pitches add days.
- Material. Asphalt shingles are the quickest install. Metal, tile, and slate take longer because every piece is handled individually.
- Tear-off layers. Peeling off two or three old layers takes longer than one, and some homes need full deck replacement underneath.
- Weather. Rain stops everything. Good crews watch the forecast and will not tear off more than they can dry in.
- Deck damage. Rotten plywood found during tear-off has to be replaced before the new roof goes on.
A Typical Day-by-Day
Day 1: Crew arrives, protects landscaping, tears off the old roof, inspects and repairs the deck, and usually gets the underlayment down. Day 2: New roofing material goes on, flashing and vents get set. Day 3 (if needed): Finish work, ridge caps, final cleanup, and a magnetic sweep of your yard for nails.
How to Prepare Your Home
Move cars out of the driveway, take pictures off walls (hammering shakes the house), cover items in the attic, and let your neighbors know it will be loud. Keep pets somewhere calm for the day.
